SMSF Buyer’s Agent PertProperty Secured in 2 Weeks
Buying an investment property through a self-managed super fund can feel overwhelming, particularly when you have already spent months searching without finding the right opportunity.
I recently assisted SMSF clients who had established their fund and had been searching for a suitable investment property for more than eight months. They were committed and ready to purchase, but finding the right property, completing the necessary due diligence and acting at the right time had become increasingly challenging.
After engaging Buy with PA, we identified and secured a suitable property within just two weeks.
The SMSF Buyer’s Challenge
Before engaging Buy with PA, the clients had spent more than eight months searching independently. They had reviewed properties and monitored the market, but had not found an opportunity that gave them the confidence to proceed.
The property needed to align with their approved purchasing budget, investment requirements, finance arrangements and preferred contract timeframe. It also needed to demonstrate appropriate rental demand and long-term property fundamentals.
The clients needed more than access to online listings. They needed a focused property strategy, independent research, property-specific due diligence and experienced representation during the negotiation process.

Finding the Right SMSF Investment Property
Purchase price: $727,000
Property: Four bedrooms and two bathrooms
Living areas: Two separate living areas
Land size: Approximately 800sqm
Year built: 2022
Purchase method: Secured off market before auction
Settlement date: 16 June
Rental outcome: Rented the following day for $740 per week
Approximate gross rental yield: 5.3% per annum before expenses

The four-bedroom investment property was secured off market before its planned auction campaign.
Secured Before Auction
One of the most important outcomes was securing the property before it entered a competitive auction campaign.
Auction purchases are generally unconditional, which can create additional challenges for buyers who require finance approval or more time to complete their due diligence.
For this acquisition, I negotiated a finance clause and a timeframe that suited the clients’ SMSF lending and purchasing process.
This allowed the clients to:
Avoid a potentially competitive auction campaign
Retain an appropriate finance condition
Complete the required property due diligence
Coordinate with their broker and conveyancer
Proceed with greater certainty and confidence
The objective was not simply to purchase quickly. It was to secure a suitable property under conditions that supported the clients’ circumstances.
Strong Rental Outcome After Settlement
The property settled on 16 June and was rented the following day for $740 per week.
This enabled the property to transition from settlement to generating rental income with minimal vacancy.
Based on the $727,000 purchase price and weekly rent of $740, the property achieved an approximate gross rental yield of 5.3% per annum before property management fees, rates, insurance, maintenance, taxation and other ownership expenses.
From Eight Months of Searching to a Result in Two Weeks
Before engaging Buy with PA, the clients had spent more than eight months searching for the right investment property.
Once we commenced working together, the process became more focused. We clarified the property brief, reviewed suitable opportunities, identified the off-market property and negotiated the purchase within two weeks.
Throughout the acquisition, Buy with PA assisted with:
Refining the clients’ property requirements
Conducting a focused property search
Identifying the off-market opportunity
Reviewing comparable sales
Assessing rental evidence
Coordinating inspections and due diligence
Negotiating the purchase price and contract conditions
Communicating with the broker and conveyancer
Supporting the acquisition through to settlement
Coordinating with the property manager before settlement
The key value was not simply speed. It was helping the clients move from an extended and uncertain search to a structured purchasing process supported by research, due diligence and professional negotiation.
Why Use an SMSF Buyer’s Agent?
Searching for an SMSF investment property can be time-consuming, particularly for buyers who are working full-time, purchasing interstate or finding it difficult to assess competing opportunities.
An SMSF buyer’s agent can support the property acquisition side of the transaction through a more structured and evidence-based process.
Focused Property Search
We assess suitable markets using factors such as housing supply, rental demand, vacancy conditions, affordability, infrastructure, comparable sales and owner-occupier appeal.
Property Due Diligence
We investigate the property, comparable sales, rental evidence, condition, location risks, planning considerations and potential ongoing ownership costs.
Independent Negotiation
We represent the buyer—not the selling agent—and negotiate using property and market evidence rather than emotion.
Professional Coordination
We work alongside the client’s mortgage broker, accountant, financial adviser, solicitor, conveyancer, building inspector and property manager where appropriate.
Who May Benefit from an SMSF Buyer’s Agent?
A property acquisition service may be particularly helpful for clients who:
Have established an SMSF and obtained appropriate professional advice
Have been searching for several months without success
Are unsure how to select the right property or market
Do not have time to research and inspect properties
Are purchasing interstate
Need support completing property due diligence
Want independent representation during negotiations
Require assistance coordinating the property purchase process
Looking for a Good SMSF Buyer’s Agent?
Choosing an SMSF buyer’s agent should not be based solely on promises of capital growth, rental returns or access to supposedly exclusive opportunities.
A good SMSF buyer’s agent should be able to explain:
How the property brief is developed
How markets and suburbs are researched
How individual properties are assessed
What due diligence is completed
How market value is determined
How the buyer’s interests are represented
Whether referral fees or other benefits are received
How the agent communicates with the client’s professional team
What support is provided through to settlement
The buyer’s agent should also be clear about the limits of their role and should not provide financial, taxation, legal or credit advice unless appropriately licensed or qualified to do so.
